Keep calling my landlord to get an emergency plumber round to fix my radiator that has fallen off my wall and leaking on the floor but he wont answer. It is effecting the lights downstairs but we know not to tur the lights on. However how long do I leave it with my landlord until I have to call a plumber out and get reinbursed from my landlord. In England btw

    Send a certified letter noting the problem and say that unless he takes care of it in Xx number of days, you will and will deduct it from the rent. Not sure it that will hold up in court, but it will get his attention.

    Document the calls you made to your landlord ( I assume it is many), call out a plumber to remedy the issue. Try to get the plumber to send the bill directly to your landlord or pay the bill yourself, and send him the bill (for reimbursement). If he fails to pay it, just send him that much (less) in next months rent. If he gives you any flack, threaten him with court or tell him that you won’t continue to support a ’slumlord’ and move out!
    Landlords can be the sleaziest of all beings! Mabye even call a lawyer for advice.
